Challenge
One example that stands out was a project where we encountered a high water table during excavation, significantly higher than expected.
This created a risk for the foundation and long-term basement performance. Instead of pushing forward and relying heavily on sump systems, we paused the project, brought in the engineer, and reassessed the design.
As a team, we decided to slightly change the roof style to gain extra height and adjust the structural and architectural plans accordingly. This allowed us to raise the foundation elevation, avoid long-term water issues, and keep the project on schedule without unnecessary costs.
The key to overcoming it was communication and quick decision-making. We worked closely with the client, consultants, and trades to ensure everyone was aligned, and we adapted early rather than fixing problems later.
In the end, the solution not only protected the integrity of the home but also gave the client peace of mind – which is always our top priority.
Result
Completed in 2020, this 5,000–6,000 sq. ft. custom home build in Etobicoke was delivered over a 16-month timeline under the creative direction of Nick Alla. The finished home brings together a strong exterior presence with refined interior spaces, creating a luxury residence that feels polished, functional, and built around the client’s lifestyle. Key features include a chef’s kitchen, sauna, swimming pool, and car lift, all integrated into a cohesive design vision. Just as important, the process remained honest and transparent throughout, giving the client confidence at every stage and resulting in a home that reflects both quality construction and thoughtful planning.
